What does it mean?

Kompiskontrakt (buddy contracts) is a relatively new housing form where two or more people share an apartment but each person has their own individual lease directly with the landlord. Unlike being a lodger or sharing a joint contract, kompiskontrakt gives each resident their own legal protection including individual tenant protection.

This housing form has emerged as a response to housing shortages and high rents in major cities. Several large landlords such as Stena Fastigheter, Wallenstam, and municipal housing companies now offer kompiskontrakt. Typically it's a large apartment (3–4 rooms) shared by two people who are not a couple. Each person pays their share of rent directly to the landlord. If one person moves out, the other's contract is not affected — the landlord finds a new co-resident.
